For those just coming to Thailand and for those already settled here from the West, the real estate profession is one that can conjure up feelings ranging from, at best, cold indifference to, at worst, out and out loathing. So why use a property agent in Bangkok? Well, using a good and reputable property agent can provide you with a number of benefits that will make your transition into a new life in the Thai capital or simply another move to a new house or condo a smooth one.

Firstly, let’s take the most obvious benefit into consideration, the time and effort associated with finding the right house or condo to suit your needs. Bangkok is many things to many people, but one thing everyone will agree on is that it is hot. It’s hot and humid and any time spent away from a phalanx of fans and a purring air-conditioning unit is time spent perspiring in the morning, afternoon, or evening heat. Looking for the right place to live will involve numerous sweaty walks down uninviting looking sois, often only to be met with a security guard who won’t let you into the property, a condo manager or landlord unable to speak English or ready to show you a property that is simply not what you want or need. Also, there’s the fact that many of us are just too busy with work or for that matter enjoying life to expend that time on the merciless trail of available homes that suit our requirements. Someone looking to live in an apartment in the Phrom Phong area, for instance, would have a lengthy walk to find something of the excellent value offered by the 95 SQM 2 bedroom apartments available for as little as 30,000 THB at El Patio condo.

Which brings me to the next benefit afforded you by using Bangkok Property Services, our expertise. We know Bangkok. We know the areas. We know the condo buildings and developments and neighbourhoods. We know how busy, quiet, hectic, loud, convenient, or inconvenient certain sois are. We’ve already done the hard work of travelling around the city, building and maintaining relationships with landlords, and searching for suitable houses, condos, and apartments in order to accumulate the hundreds of properties we have at our disposal to show you. You provide us with what you need and we can advise you on what is the best property according to your preferred area, budget, or any other requirements. For example, a person may be coming to live in Bangkok to work in Thonglor. This, however, is one of the most expensive areas in the city. If that customer was looking for something more cost-effective, we would take them one station down on the BTS to Phra Khanong or Ekkamai and show them some excellent value for money condos such as Hive 65,  D65, Sukhumvit Plus, or Condo One 67. We can shortlist a number of ideal properties for you. Then all you have to do is let us make the arrangements, and you come along and view them at your convenience.

Moreover, in any transaction involving what can amount to large sums of money, you as a customer need to be confident that you’re going to be treated fairly. Stories are rife of tenants in Bangkok not receiving their bonds back in full from unscrupulous landlords. With the weight of our reputation and the fact that a landlord is dealing directly with a registered company and knowledgeable people that regularly deal with these matters, issues such as these rarely come up. We also try hard to establish relationships with landlords to avoid this in future. They appreciate that a good and professional working relationship benefits everyone in the long term.

A good relationship with a landlord also means that we can often get our customers the very best deal on a property. A landlord again appreciates our knowledge of the market, and, in fact, we often know better than them or are simply more realistic regarding the fair asking price for a property. This means that we can save you money. Of course we would understand scepticism on the part of the customer with regards to that claim, but we genuinely look for the best deal for a prospective tenant. It only takes that tenant to call another agent to find out that the price being quoted is not representational of the market value for that property in that area. For example, a customer looking for a one bedroom apartment at the Life condominium in Huay Kwang might be very impressed with the room and the facilities and think that the price of 18,000 THB offered by one agent for a tenth floor room was a good price. However, they would quickly find out that 16,000 THB is a far more accurate price for that property and thus this price is what we would initially look to provide them a room for. We would also want to maintain a good relationship with that tenant for future business of course.

To reiterate, you can search for that condo, apartment or house yourself. You can burn some calories in the midday heat, run the gauntlet of Bangkok traffic in a taxi or on the back of a motorcycle taxi, and contend with the avarice of opportunistic landlords as well as the mystifying amount of choice you have regarding areas and individual condo developments. Or, on the other hand, you can make use of those people whose job it is to make your move as easy and hassle-free as possible. After all, if you’re going to purchase shares, you approach a stockbroker to take advantage of his expertise in the world of buying and selling in the world’s markets, so why not take advantage of experts in the Bangkok real estate market? Phra Kanong is positioned between On Nut and Ekkamai BTS stations. Before Phra Kanong was a quiet BTS station but over the past 5 years developers have taken advantage of the lower land prices and built 6 condos which are all walking distance to the BTS station and currently there are some more condos being built in the area.

Phra Kanong is an ideal area for expatriates who want to live within a few BTS stations of Thonglor, Phrom Phong and Asok and are looking for good value for money when renting a condo, apartment or house in Bangkok.

For those who prefer high rise condos with wonderful city views and a rooftop pool, gym and garden then Life@sukhumvit65 is the perfect choice. This condo has 3 room types: 31sqm Studio however it does have a partition, 41sqm 1 bedroom and 62sqm 2 bedroom 1 bathroom. Both the 41sqm 1 bedroom and the 2 bedroom rooms come with a bath in the bathroom and all 3 room types have a closed off kitchen. Prices starting from 15,000 Baht per month for the studio room and 17,000 Baht for the 1 bedroom and 28,000 Baht for 2 Baht make this condo very popular for condo hunters looking for a modern style room, walking distance to a BTS station, a large pool and a well equipped gym.

A second high rise condo which is walking distance to Phra Kanong BTS is Sukhumvit Plus. This condo offers a lagoon style pool which is popular with expats who enjoy sunbathing and a dip in the pool after a busy day in the office. Rooms here start from 11,000 Baht for the 30sqm studio, 16,000 Baht for the 43sqm 1 bedroom and 25,000 Baht for the 75sqm 2 bedroom 2 bathroom.

Some people who don’t like heights or prefer the intimate feeling of a low rise condo we can offer four choices to pick from; Condo One 67, Plus 67, Life@sukhumit67 and the luxurious Ficus Lane. Condo One 67 is the only condo here without a pool thus making it the cheapest condo to stay in. Although making it the lowest price condo does not mean it is without any quality. The 1 bedroom rooms start from 15,000 Baht per month and are a spacious 50sqm in size. The kitchen is closed off and the windows are large giving the rooms plenty of natural light. Plus 67 is a slightly higher grade and has a rooftop pool and gym. The 50sqm 1 bedroom condos start from 20,000 baht and Life@sukhumvit67 is again a grade above and the room sizes and prices are very similar to Life@Sukhumvit65.

On Nut is packed with local shops and local markets as well a huge Tesco supermarket. This BTS station is now no longer the end of the Sukhumvit BTS line but don’t worry this won’t cause rent rental rates to suddenly increase. On Nut is and will continue to for many years to come offer affordable accommodation to condo hunters. One bedroom condos which are walking distance to On Nut BTS station start from just 12,000-13,000 Baht per month. Two condos which are within this price range are My Condo 81 and My Condo 52. Both are identical, however, My Condo 52 is in a slightly preferred location due to the quiet soi it is located on. Both condos feature a gym, laundry machines, 24hr security and water machines.

My Condo 52 and My Condo 81 one bedrooms are well designed and have an excellent layout. However, for those who require more space and have a budget of 15,000 – 19,000 Baht per month Condo One 52 would be worth a visit. Rooms are a spacious 50sqm and are bright with a modern feel. As this is a relatively new condo the developers have smartly closed off the kitchen to prevent those strong Thai cooking smells filling the living and bedroom. This low rise condo features the same facilities as My Condo 51 and My Condo 81, a gym, laundry facilities and 24hr security.

Our Rentals Manager will be able to show condos which are conveniently located, modern, bright and fully furnished with a gym and pool with from sizes from 42sqm. The Met, standing at 228 meters tall and a full 69 storeys, is an imposing condominium set in the heart of Sathorn. It is a new edition to the Bangkok skyline since its completion in 2009.

Nestled between the Australian Embassy and the Singapore Embassy on south Sathorn road, The Mets Location is ideal for anyone working in or around Silom, Sathorn or Bangkok’s financial district, or in fact anyone looking for a high end condo in the heart of Bangkok. Its accesability to Narathiwat, Suan Plu and Soi Convent, not to mention a whole host of bars, pubs, clubs and restaurants, makes this one of the places to live in Bangkok. Being just minutes away from Chong Nonsi, Sala Deng BTS, the BRT, as well as Silom MRT, means that no part of Bangkok is ever that far away. Sukhumvit and its night life can be reached in about 15 minutes and Siam Centre and Chid Lom in just 10 minutes.

Other notable areas of interest in Sathorn and Silom are:

Suan Lum night Bazaar, Lumpini park and Pat Pong night market among others.

Shrewsbury International School is also conviently located nearby.

The Multi award winning Met condominium really is a genuine, bonafide five star high end condo. From a 90 sqm+ 2 bedroom unit to a 400 sqm+ penthouse, The Met has something for everyone. All units boast a spectacular outlook over Bangkok’s vista and many come with stunning Chao Phraya River Views.

Unlike many condos that boast great facilities but never actually fullfill that promise, The Met is different. The gym is fully equipped – a true gym in every sense, and there is also a jogging track, two pool tables and tennis courts combined with a 50 sqm pool set in a tropical sky garden. The Met is the perfect condo to unwind after a hard day at the office.

There are many new luxury condos in Bangkok and The Millennium on Sukhumvit, Siri and Noble Remix@Thonglor BTS are certanally comparable, but an address at The Met is one that will provoke envy amongst friends and collegues. It’s location in the heart of Bangkok makes this true city living, there is style but also substance to The Met – a choice second to none!

For many the centre of Bangkok is Siam square. It’s a familiar stop for anyone living in Bangkok, or any tourist visiting or passing through. Most will say that they have visited at least one, if not all of the mega shopping malls that can be found in the area. Most tourist and Bangkok locals have visited MBK and walking from shopping mall to shopping mall is easy -a simple hop over Siam BTS from MBK is Siam Discovery.  The shops here are slicker and more Westerized than the hurley burley of MBK.  A walk through Siam Discovery center will bring you out at Paragon shopping mall, this shopping mall is another step up – they dont come much bigger or better than Paragon. A whole host of some of the worlds most recognizable brands have flagship stores here and you can purchase almost anything, from top of the range electronics and furniture to the Western groceries available at the gourmet market on the ground floor that so many expats can’t do without. Paragon is a shopping mall that has it all, something for every budget, from simple cheap Thai food at the food court to top of the range more costly products. A multi screen cinema that includes an IMAX can be found here as well as bowling and an ice rink…You can quite simply lose yourself for the day at Paragon shopping mall.

Also worth noting is that Chit Lom BTS can be found outside the main entrance.

Just around the corner from Paragon, about ten minutes walk away, is Central World. In truth  Central World is more of the same, except it is even bigger than Paragon (or at least it was until the political unrest and the fire that came with it, but it is being rebuilt and a large part is now open to the public.) A sign for the future that Thailand is hopefully moving on and leaving the upheavel behind.

Other notable shopping malls are Central Chid Lom (accesable from BTS Chit Lom) that boasts a food supermarket that is one of the best in Thailand.

Gaysorn shopping mall at Ploenchit BTS also prides itself on not only having the very best of international brands but also showcasing  some of the top Thai designers. “Where are all the condos?” you may ask ,well, lets take a look at some starting at…

Villa Ratchatewi also has some of the best value Duplexes in the city starting from 33,000 baht.

The price is great, its a modern new build with some impressive facilities, including a swimming pool, sauna and a gym. The rooms offer a fantastic outlook over Bangkok and this combination means the occupancy rates are high. Villa Ratchatewi is a vibrant condo catering for the needs of expats, young profesionals and students alike giving this condo a fantastic city feel, it is true city living.

It’s affordable with studios starting from 12,000 Baht one beds at 14,000 Baht and two beds from 25,000 Baht . So, whats the catch? Well, nothing to be honest, it’s one of those condos that suprises everyone – including us realators! Granted its not the highest grade of condo, but its new, modern and fully equipped with a swimming pool and a fitness room. Given its location and starting prices rooms here go quickly.

For a country to keep pace with its rivals with respect to attracting the biggest and best companies to invest in and build infrastructure within it, that country must be able to provide the very best educated and trained workforce. For developing countries such as Thailand this is doubly true. Thailand, in South East Asia, is in stiff competition with its neighbour Malaysia to the south and Vietnam to its East for lucrative deals with foreign companies from all over the world. In addition to this, these emerging markets have their own small, medium and large enterprises looking to compete both domestically and internationally, and thus they themselves are in need of those highly skilled employees to provide them with the workforce required to grow and compete in their respective rapidly growing industries.

Therefore, a key aspect to the development of any country is its education system and its schools. One need only look at where the best and most respected universities in the world such as Oxford, Cambridge, Harvard, and Yale are located as well as the emergence of universities in the most recent additions to the globe’s economic powerhouses, China and India, to appreciate that the quality of a country’s educational establishments and its position on the corporate world stage are inextricably linked.

While Thailand’s and more specifically Bangkok’s universities are yet to command the same level of respect as their more prestigious peers abroad, the international schools in the kingdom’s capital are becoming renowned for offering excellent primary and secondary education through the medium of English. Indeed, such is the level and relative affordability of the best international institutions there has been an influx of students from a wide variety of countries such as traditional economic Asian powerhouses Japan and Korea. The fact that such good quality schooling is available in addition to the excellent quality of life on offer to ex-patriots also makes it a far easier decision for executives with multinationals with offices in Bangkok or those looking to branch out with their businesses into a fast-growing domestic Thai market to bring their families with them when they make the move.

For expatriates who have upped sticks from the UK, the US, Canada or anywhere else in the world, to live in Thailand, going home to their respective countries can generally be a both emotional and interesting experience. Emotional, of course, as seeing family and close friends after such a long time can possibly be a combination of happy, sad, difficult, and exciting, but, almost always, moving. Indeed, it often seems that the highest price we pay for what many of us deem a far higher quality of life in terms of weather, cost of living, entertainment options, and access to inexpensive healthcare, is the fact that we have to sacrifice regular contact with loved ones. However, once one has lived in Thailand for an extended period of time, one of the things that is interesting, about travelling back to your home town or city and seeing those people is the misconceptions they sometimes have about your new home.

Once you have sufficiently acclimatized to life in Thailand and can finally call the place home, the misconceptions the less travelled among those that you meet can, in actual fact, be rather startling. For many, their image of Bangkok is more akin to the 60s streets of Vietnam War era Hanoi than the affluent, ultra-modern city that the Thai capital is today. These people also imagine life in the metropolis as being a constant battle with poor transportation infrastructure and an impenetrable set of languages, customs, and culinary fare primarily consisting of feet, hooves and other even less enticing animal parts.

We, on the other hand, know this isn’t true. There are, of course, pockets of the city that may still hold true to this stereotyped and outdated view, but, these days, for an expatriate that wants to live in Thailand without having to forfeit a modern and metropolitan life, the possibilities are endless, and two of the very best areas to choose from in this respect are Thonglor and Phrom Phong.

The fashionable district of Thonglor boasts some of the best bars, restaurants and clubs in the city. Those looking to take advantage of the area have some excellent options with regards to apartments.

One of the most popular is the excellent The Clover condominium. A brand new low-rise condo located in the heart of Thonglor, only a short walk to J-Avenue shopping complex and the international Villa supermarket, The Clover offers  studios (with partitions) starting from16,000 Baht, 45sqm one  bedroom units from 25,000, and two bedrooms  from 35,000 Baht for 75sqm.

Phrom Phong also offers a wealth of entertainment options and is viewed as one of the most attractive areas to live in Bangkok. There are a host of options for those wishing to take residence in Phrom Phong.

First is the The El Patio apartment complex. El Patio offers great value for money and there is a tuk tuk service to Phrom Phong BTS. Only two years old, it is built in a Spanish style and has a large pool. Its 50sqm one bedroom apartments  start at 15,000 Baht, 80sqm two bedrooms from 20,000, and three bedroom apartments 30,000.

Though it is an oft contested issue which parts of Thailand’s capital, Bangkok, constitute a central business district (CBD), with its ultra-modern skyline, embassies and corporate head offices, it is certainly impossible to not include Sathorn district.

Situated alongside the increasingly busy Silom area, Sathorn (or Sathon) is indeed one of the city’s fastest-growing business districts. Home to some of the city’s best and most fashionable hotels such as the Metropolitan, Sukhothai and the Banyan Tree, Sathorn stretches from Lumpini Park south to the river.

Due to the prominent Bangkok Skytrain (BTS) running through the district and its excellent location near to areas such as Silom, Siam, Sukhumvit Road and perhaps above all, the Chaophraya river, Sathorn continues to develop and grow and become an increasingly popular place to live for Thais and expats alike.

However, it’s not just its convenient location in the heart of a thriving business district that makes Sathorn such an attractive place to live. For those wishing to enjoy some of Bangkok’s excellent nightlife, some of the area’s hotels and serviced apartments feature their own hip bars and clubs including the ever-popular Vertigo rooftop bar at the Banyan Tree Hotel.

Shopaholics are also catered for with a great deal of little shops offering the latest fashions, jewellery, home décor and crafts as well the excellent Suan Lum Night. Sathorn can also boast some of the city’s best and most cosmopolitan restaurants. Or, why not enjoy a night watching Thailand’s favourite sporting pastime, Muay Thai kickboxing at the Lumpini Boxing Stadium.

So, where might someone looking to take advantage of this excellent area like to live? How about The Met? A 7 minute walk to Chong Nonsi BTS station, its dizzying array of features include a huge 50 m. pool with cabanas and jacuzzis, tennis courts, sky terraces, an excellent gymnasium with aerobics room, a sauna & steam room, as well as a playground and water features including reflection ponds. The Met’s condos all feature European kitchens with ovens and dishwashers. The 93SQM two bedrooms units are available from 50-60,000 Baht while the 3 bedroom 198sq condos start from 100,000 Baht.

In the last ten years with the introduction of the BTS Skytrain in 1999 and the MRT underground transit system in 2004 the face of Bangkok’s public transportation infrastructure has changed immeasurably. Also, when Suvarnabhumi International Airport opened in 2006, Thailand had a world class ultra-modern airport to service its rapidly growing economy and vitally important and popular tourism industry. Unfortunately, upon landing in Thailand tired travelers upon arrival still had to run the gauntlet of expensive taxis and ‘limousines’ that would invariably get stuck in the city’s congested traffic.  That, however, is no longer the case with the opening, last year, of Bangkok’s brand new state of the art rapid transit line The Suvarnabhumi Airport Link.

The Suvarnabhumi Airport Link is a two line rail service. Its services include of the 15 minute non-stop Express Line from the Makkasan City Air Terminal and the airport and the 8 station City Line. Naturally, the Express Line is the more expensive line and, with it being a direct train, is overwhelmingly patronized by people either working at the airport or those arriving and departing on flights. The City Line, on the other hand is a commuter line already inexpensively servicing thousands of travelers every day. The line stretches from Phayathai, where commuters can interchange with the BTS at Phayathai BTS station, through Ratchaprarop (adjacent to Pratunam market), the main terminal Makkasan (a short walk from Petchaburi MRT station and Ratchada Road), and onwards to areas such as Ramkhamhaeng, Hua Mak, Ban Thap Chang, and Lat Krabang, that have until now, been sadly inaccessible to people wanting to avoid the traffic or the dubious pleasures of the river taxis. The final station is of course, Suvarnabhumi Airport.

So which Bangkok condominiums and apartments are conveniently situated as to take advantage of this new development in the ongoing development of Bangkok’s public transport? We at Bangkok Property Services already have a number of apartments and condos that can cater to those that wish to be near the new link.

First is the Villa Ratchatewi which is a five minute walk from the Phayathai BTS and airport link stations. A brand new building, in addition to its excellent location, the Villa Ratchathewi features a pool, gym, and a sauna. Its 40sqm studios start from 18,000 Baht. 54sqm one bedroom units  start at 26,000 Baht while stunning one bedroom 70sqm duplexes are from 35,000 Baht and two bedroom condos start from 50,000 Baht for 80sqm.

For those choosing an area in which to live in Bangkok, there is a wealth of options. There are the international and chic areas of Thonglor and Ekkamai with their huge variety of restaurants from all around the world, bars and nightclubs. There are also the bustling and ultra-modern business areas of Silom and Sathorn. For people looking for a more peaceful existence there is the increasingly popular Ari neighbourhood. For people looking for excellent value for money there are areas like Suthisarn or Hway Kwang with many well priced condos and apartments adjacent to the MRT (Bangkok’s underground railway system) stations, and for the shopaholics among us, there are the areas surrounding Siam with its huge shopping malls and trendy boutiques frequented by Bangkok’s fashionistas. One area always remains a popular one with both ex-pats and Thais alike, and that’s Asoke.

Asoke is a central entertainment, business and travel hub. Located at the cross-section of Sukhumvit and Ratchadaphisek Roads, it is dominated by Asoke’s BTS station where one can also interchange with the MRT at the Sukhumvit station. It is therefore ideal for those that need to or like to travel around the city regularly. Around the station are many hotels and facilities catering to tourists and business people alike, which also makes it one of the most accessible areas in Bangkok to live if your Thai language skills aren’t particularly strong and/or you greatly value convenience.

For those wishing to live in Asoke, fortunately, the area boasts some of the most luxurious and attractive condos and apartments in Bangkok. The Lakes, for example, offers outstanding city and lake views along with large balconies, roof top facilities, and has the additional benefit of being one of the few high quality condominiums that are pet friendly. The Lakes is only two minutes from Asoke and has one bed condos from 40,000 Baht, two bedrooms from  55,000 Baht and  three bedrooms from between 65,000 and 70,000 Baht.

Another excellent option is The Millennium. The Millennium is a Grade A, brand new, luxury condo with excellent facilities including tennis courts and a jogging track. These uniquely designed condos start from 40,000 Baht for a 70sqm one bedroom unit, from 55,000 Baht for two bedrooms and from 80,000 Baht for three bedroom units.

Finally, there is Supalai Premier Place. Another well constructed modern condo located only a seven minute walk to Asoke BTS and Sukhumvit MRT stations. The one bedroom 50sqm units start from as little as 20,000 Baht while the two bedroom 75sqm units start from 30,000 Baht.

If you would like to view any of these condos or any others with a view to living in Asoke or, indeed, any area of Bangkok, why not take advantage of Bangkok Property Services’ in-depth knowledge and experience of the Bangkok property market today and call us http://bangkokpropertyservices.com/ . According to your requirements and budget, we will earmark a number of suitable properties and arrange visits to the condos and apartments of your choice at the earliest possible convenience.
