Bangkok Rental Market

The property market in Bangkok moves at a very a fast pace. Changing Trends: Old Verses New

Bangkok used to be a city where the majority of people were quite happy to live in a large old condo with dark parquet flooring, small windows and built in wooden furniture, and while there are still a small percent of people who are fine with this choice of property, the majority prefer newer developments with brighter interiors and greater natural light from larger windows, pleasant light brown or white tiled flooring, higher ceilings, modern furnishings that aren’t usually built in and can therefore be moved to suit the tenant, new and more economical electrical appliances, not to mention facilities that are often on a par with 5 Star hotels.

For condos built in 2007 onwards, these are graded C to A; Grade C being the bottom and Grade A being the highest and although Thailand does not have an official classification for condominiums, this grade system is consistent across the market.

  • Peaceful environment
  • Easily accessible
  • High quality building materials
  • Luxury design with clever floor plans, large windows and high ceilings
  • Resort style communal facilities Swimming Pool, large Gym, Tennis Court, Garden
  • Professional building Management Team
  • Car Parking for all tenants, some condos offer Valet parking
  • 24 Hr Security

 

Grade B

  • Conveniently located close to a BTS or MRT station
  • Pleasant atmosphere
  • Easily accessible
  • Good building design with large windows
  • Standard Facilities of Swimming Pool and Gym
  • Professional building Management Team
  • Car Parking for all tenants
  • 24Hr Security

 

Grade C

  • Reasonable distance from a BTS or MRT station (within 1.5km)
  • Densely populated location and possibly noisy if close to an expressway
  • Accessible
  • Aesthetically plain looking with basic design
  • Minimal facilities with possibly a gym, not guaranteed a swimming pool.
  • Building Management Team not guaranteed to be a Professional Building Management Team
  • Car Parking for all tenants
  • 24Hr Security

There is also a growing Premium Grade condo sector. If Grade A condos are classed as Luxury Condos, then the Premium Condo sector will be Super Luxury. Rental rates are extremely high for these properties as they are built on some of the most expensive land areas in Bangkok, such as on Wireless road, Rajdamri Road and Sathorn road.
